Doral grew up after Hurricane Andrew, so almost everything I work on here is post-1992 construction — impact windows already installed, slab-on-grade with proper tie-downs, and HOAs that pre-screen every contractor. The work is usually finish-out: bathroom updates, kitchen cabinet swaps, flooring, drywall and paint. Less surprise behind the walls than the older Miami stock.
Communities I work in: Doral Isles, Doral Park, the townhome belts off NW 107th, the single-family streets near Trump Doral, and the newer subdivisions in West Doral. I get the HOA contractor-of-record paperwork in before we start so there's no Friday-afternoon "you can't be on site Monday" surprise.
