Aventura is mostly condos and townhomes, and the HOAs run a tight ship. Before I start a job, I send the building manager my certificate of insurance, my W-9, and the scope. I confirm the noise window, the freight elevator booking, and the contractor parking. I keep the hall floor protected with rolled paper, and I haul out debris the same day so the trash room doesn't fill up.
Buildings and neighborhoods I work in: Williams Island, Turnberry Isle, Hidden Bay, Highland Lakes, and the townhome belts off Country Club Drive. Most kitchen and bath remodels in Aventura condos run 1–2 weeks because there's no demo of structural walls or foundation work — just finish-out done carefully.
What I take on in Aventura: bathroom remodels (vanity, tile, fixtures, small plumbing within the wet wall), kitchen cabinet refresh + countertop swap, tile + LVP install, drywall + paint, fixture and door swaps, repair work. I don't move plumbing stacks or do anything that needs an engineer's stamp in a high-rise.
